Naia Noir tops Detroit-Shoreway developments

In March, NEOtrans announced that Cuyahoga County’s first lakefront high-rise in over half a century had begun construction next to Edgewater Park. The apartment tower, branded Naia Noir, will also be the first high-rise constructed in Cleveland’s Detroit-Shoreway neighborhood.

Quickly rising next to The Shoreway, an apartment complex at 1200 W. 76th St., the new structure currently stands at approximately half of its planned 143-foot height. When complete, its 110 residences will boast scenic views of Lake Erie, Edgewater Park and the city of Cleveland.

Naia Noir is quickly dominating the view at the north end of West 78th Street (Harrison Whittaker).

The 13-story luxury apartment tower will be topped by a rooftop deck with a pool and grilling patio, while a 169-space garage and 4,000 square feet of commercial space will fill its lower levels.

Naia Noir is being developed by J Roc of Cleveland. The building was designed by Portland, OR-based Evident Architecture Office (EAO), while Cleveland-based John G. Johnson Construction is its general contractor.

The Shoreway, which J Roc developed inside of the former Globe Machine building in 2014, is being renovated to add six more units as part of the $92 million project.

While Naia Noir may be the neighborhood’s largest development, numerous other projects ranging from new apartment buildings to small-scale infill are also underway — many of them transit-oriented developments.

Karam Senior Living is making vertical progress on the north side of Detroit Avenue at East 80th Street (Harrison Whittaker).

A block south at 7918 Detroit Ave., three stories of apartments are beginning vertical construction atop a new Walz branch of the Cleveland Public Library (CPL) that’s replacing the old one.

Karam Senior Living will add 51 units of affordable senior housing next door to the St. Augustine Health Campus. The $34 million project is being jointly developed by Salus Development LLC of Cleveland and nonprofit Northwest Neighborhoods Community Development Corp. (NWNCDC).

A multifamily property on Dudley Avenue in the southwest Detroit-Shoreway neighborhood is undergoing renovations (Harrison Whittaker).

While Marous Brothers Construction is Karam’s general contractor, the CPL branch is being built separately by Gilbane Building Company. The building was designed by Bialosky of Cleveland.

Another multifamily development, Canopy at Herman Park, is under construction on the far north side of the neighborhood on the site of a demolished warehouse. The project consists of a four-story, 135-unit apartment building adjacent to its namesake park.

The apartment complex will feature coworking spaces, an outdoor pool, and east-facing balconies on units next to Herman Park. Its parking lot will provide 141 off-street spaces for residents.

The project is led by many of the same people, chief among them Justin Strizzi, who delivered the Welleon development in the nearby Gordon Square Arts District. Canopy expects to capitalize on the previous development’s success.

Canopy is being jointly developed by the newly formed Heirloom Company LLC and Medina-based Pride One Construction. The building was designed by Dimit Architects of Lakewood.
