Townhomes offer maintenance-free living
A collection of new luxury rental townhomes is now open and move-in ready at ORRIS, 22601 Center Ridge Rd., Rocky River. Developed by The Krueger Group (TKG), this phase-two expansion of the ORRIS development adds 25 townhomes to offer single-family living in a maintenance-free rental setting.
The multilevel residences are offered in two- and three-bedroom floor plans, each featuring 2½ baths, private entrances and attached two-car garages. The homes average 2,600 to 2,700 square feet, with some larger floor plans exceeding 3,000 square feet. Monthly rents start at $4,700 per month.
Leasing, marketing and property management are led by full-service residential real estate firm Cross Street. The company evolved from Peak Realty, which was originally founded in 2019. The firm has offices in Chicago, Denver and Cleveland, with listings for 12,000-plus rental units across more than 200 properties.
“In today’s constrained for-sale housing market, we recognized a clear opportunity to deliver a luxury rental product that truly lives like a single-family home,” said Bobby Krueger, president of TKG in a written statement. “These townhomes were intentionally designed with the scale, finishes and functionality typically associated with for-sale residences.”
“Our firm’s background was in for-sale development, and we translated that mindset into a for-rent product that offers a compelling combination of brand-new construction, low-maintenance vertical living, exceptional quality and access to one of the top school systems in the state,” Krueger added. “There’s simply not another product like this in the market today.”
Each townhome residence includes expansive kitchens optimized for entertaining and everyday family living, dedicated laundry rooms, full kitchen pantries, contemporary soft-touch cabinetry and thoughtfully selected materials and finishes.
Completed in 2024, the first phase of the ORRIS development comprises a 54-unit apartment building. Residents of the townhomes also enjoy full access to the amenities within the adjacent Phase I building.
Those features include a fully equipped fitness center with free weights, cardio and cable machines. And it has co-working spaces, resident lounge areas, package and mail services, dry cleaning services, plus an outdoor courtyard with grilling areas and a fire pit.
“The ORRIS townhomes meet the pent-up demand for high-quality, turnkey rental housing that offers more space and privacy than a traditional apartment,” said Shane Rachman, president of Cross Street which is based in Chicago.
Interest in the townhomes has come from near and far. Some of that interest has come from right next door, he said. Early interest was noted among current ORRIS apartment residents who fell in love with the desirable Rocky River location but want additional space.”
“With the tight inventory in the for-sale market, a growing number of professionals relocating to Cleveland and the expanding demographic of empty nesters becoming renters by choice, these townhomes fill an important niche,” Rachman continued. “So we expect these new homes to lease quickly.”

In addition to ORRIS, TKG recently welcomed residents at Westline, a new 124-unit rental community in another first-ring suburb, Lakewood. The development is also leased and managed by Cross Street.
