Different departments of the city of Cleveland are stretching a Lakewood-based real estate company, ALMiCO Group, with orders to stop and go on different aspects of its multi-phase development in the city’s Brooklyn Centre Historic District. Caught in this push-pull is a phase called Row on Garden, now planned as an 18-unit apartment building on Garden Ave.

There were 14 Cuyahoga County historic renovation projects that won a total of $16,267,141 in Ohio Historic Preservation Tax Credits today. Most of those projects would repurpose their 50-plus-year-old buildings for new uses so they can contribute to their communities for at least another 50 years. Some of the buildings are pretty well known.

For real estate investor Kostas Almiroudis, rebuilding one historic building on Pearl Road in Cleveland’s Brooklyn Centre wasn’t enough of a labor of love and pain for him. Across a side street, he’s seeking to embark on an even more ambitious project — renovate another mixed-use building, build a new one and construct six townhomes behind them.

While renovations are well underway on converting the old Brooklyn Masonic Temple into the Lofts On Pearl, Kosta Almiroudis is already planning his next move two doors down. At 3784 Pearl Rd., the founder of Almico Properties and Northern Lights Maintenance LLC plans to redevelop a strip of single-level, historic storefronts into the Flats On Pearl.
