Leasing begins for new mixed-use development
If you’re looking to live in a new-build residential development in Downtown Cleveland, Ten60 Bolivar, located at 1060 Bolivar Rd., between the Gateway sports-entertainment complex and the Playhouse Square theater district, could be your only opportunity for a while. With no other new construction planned following the city’s decision to water-down its residential tax-abatement policy for developmentally hot areas of the city, Ten60 Bolivar could be the last new-build offering for at least a few years.
This $54 million project was approved by the city of Cleveland before it ended its 100 percent property tax abatement policy for downtown residential projects on Jan. 1, 2024. The project was originally called The Residences at Bolivar.
Fortunately, there are a lot of apartments — 184 units in all — being offered by co-developers SomeraRoad of New York City and Leopardo Companies of Chicago which also has an office next to Ten60 Bolivar. The property is managed by RHM Real Estate Group of Lyndhurst.
Interested persons can view floor plans and photos at the property’s new Web page — liveten60.com. Leasing for the property began about a month ago, said RHM’s Property Manager Christina Kullman.
The north side of the seven-story, 272,705-square-foot building has available for lease a ground-floor retail space measuring up to 2,600 square feet. It faces Bolivar which connects the Gateway District with Playhouse Square. The other side faces Erie Court and the 200-plus-year-old Erie Street Cemetery, so it’s very quiet.
To make the Ten60 Bolivar project work structurally as well as economically, it was built atop two existing parking garages. There are multiple vehicle entries on the south side, facing Erie Court. The 280-space parking garages were already existing, and repurposed for this project, said a Leopardo spokesman.
That south side is designed with two elevated courtyards for residents’ privacy. The third-level courtyard has a sun deck, swimming pool, wading pool and grilling patio.
On the other courtyard, which is on the fourth floor, there are two dog parks, one for small dogs and the other for bigger dogs, with a dog wash just inside the building. Yes, pets are more than welcome.
For year-round use, there is an indoor residents’ lounge on the third level. That lounge faces and is directly accessible to the pool deck so indoor-outdoor parties could be hosted. Just off the lounge is the fitness center with its own HVAC unit and controls.
Many of the apartments overlook those courtyards with balconies. Some are on the same level as the courtyards and offer large terraces while many units have balconies, including those around the exterior of the building facing the street.
On the ground level, the main residential entrance is off Bolivar. There, residents are met with a full-service security desk at the west end of a large lobby. At the back of the lobby is a coffee bar. Behind the coffee bar is a mail room, packages room and a leasing office that’s pretty busy right now.
“Leasing is good,” Kullman said. “It’s picking up now that construction is further along and we’ve begun hard hat tours.”
A range of apartment sizes and prices are available, starting from a 526-square-foot studio at $1,179 per month, to a slightly larger studio-junior one-bedroom at $1,430, a 600-square-foot one-bedroom unit for $1,672 and a 1,080-square-foot two-bedroom suite starting at $2,515 per month.
“The two-bedroom units are mostly on corners of the building, offering more privacy, lots of windows and great views,” Kullman said.
Model units are available for the public to tour and can be scheduled through the Web site, Kullman added. The units have high ceilings, large bathrooms, kitchens with quartz countertops and Frigidaire appliances. All apartments have their own HVAC units with in-suite controls, hot water heaters and upright washer-drier combos.
Hallways are extensively carpeted so they are quiet. And there are illuminated unit numbers outside each door, reminiscent of a high-end hotel. The elevator lobby is centrally located and there are three sets of stairwells evenly distributed throughout the building.
There is a bike storage area on the first floor of the parking garage. Plus there are resident storage spaces on all floors of the apartment building, Kullman added.
