Cleveland enclave gains for-sale housing
Christoff Group isn’t wasting any time in moving forward on a new townhouse development in the Duck Island section of Cleveland’s Tremont neighborhood. Only two months after acquiring just over a quarter of an acre of land, the developer and its realtor are announcing a six-unit collection of large, for-sale homes.
Called the Burik Luxury Townhomes, the row of six attached homes will rise at 2147 Columbus Rd., one of the increasingly scarce vacant lots remaining in fast-developing Duck Island. In August, Christoff Group acquired the property for $381,766, according to Cuyahoga County property records.
With pricing starting at $699,000, each four-story townhome will have three bedrooms, three-and-a-half baths and a two-car garage. The average floor space per unit is about 2,000 square feet, according to a press release from the listing agent, Howard Hanna.
Although the 100 percent tax abatement for this high-growth neighborhood expired at the end of last year, a building permit was acquired previously for six townhomes here by the prior owner, HC Columbus LLC. So each townhome offers 15 years of tax abatement for their buyers.
“This is grandfathered into the old city of Cleveland abatement meaning that homeowners pay taxes only on the value of the lot, offering substantial savings over time,” said a Howard Hanna spokesperson in a written statement.

The site is an easy walk or bike ride to many amenities, including to the Market District of Ohio City, the Red Line Greenway trail, the Red Line train station and the townhomes are next to Forest City Brewery. Private rooftop decks offer breathtaking views of Downtown Cleveland.
Inside, the townhouses have an open-concept design with spacious living areas. Wide plank LVP flooring is available throughout the interior. Living rooms feature an electric fireplace with Venetian plaster finish. Custom cabinetry is by Lane 17 amid quartz countertops, a pantry, and a GE Café appliance package.
There are also customization opportunities for buyers. They can select paint colors, hardware and other personal touches to make the space their own. Other thoughtful design elements reflect the character of Cleveland and Duck Island.
Christoff Group, based in the Columbus suburb of New Albany, is working with builder United Custom Homes of Brecksville to construct the Burik Luxury Townhomes.
