Downtown Cleveland’s recovery accelerated in 2023

In a data-heavy report released today, Downtown Cleveland, Inc. (DCI) outlined its achievements in continuing the recovery of Cleveland’s business and hospitality center and one of Cuyahoga County’s fastest-growing residential areas. The data, contained in the 2023 Downtown Cleveland Economic Development Report, says the recovery of Cleveland’s central business district is outpacing that of its peer cities in Ohio and the Great Lakes region.

Ohio City buildings to be razed for Bridgeworks

Two historic buildings are proposed to be torn down for a 16-story, mixed-use development in Cleveland’s Ohio City neighborhood, despite information that financing, including the use of air rights, for the high-rise is still being finalized. A demolition permit application was filed Aug. 4 by architects for Bridgeworks LLC with the city’s Building Department following recent approvals of the demolitions by the city’s Landmarks Commission and a design review committee. But the approvals by those two panels in the City Planning Commission were made with the presumption that the overall Bridgeworks development would be carried out.

Ohio City high-rise may get loan, start date

On March 28, Cuyahoga County Council is expected to vote on a proposed $2 million loan that could finally close a persistent funding gap on the planned $103.7 million Bridgeworks development. The investment would allow site demolition and construction to start as early as this spring, putting a 15-story building at the west end of the Detroit-Superior Bridge in the booming Hingetown section of Cleveland’s Ohio City neighborhood.

Downtown Lakewood back to drawing board

After two years of seemingly endless meetings surrounding the redevelopment of Lakewood’s former hospital site, Roundstone Insurance has not only left the development project but decided to leave the inner-ring suburb entirely. Currently located in the former First Church of Christ Scientist, 15422 Detroit Ave., the headquarters of this fast-growing insurance firm with up to 240 employees and $17.5 million in annual payroll is due to leave Lakewood in April 2024, according to Mayor Meghan George’s administration.

Ohio City development to expand south of tracks

Opportune Development LLC, an affiliate of ARPI LLC, is seeking to build a three-building project called Hub 27 one block west of West 27th Street and south of the railroad tracks in Cleveland’s Clark-Fulton neighborhood. While there has been much development activity on the east or Tremont side of West 25th south of the tracks, this is the first major development to push south of Ohio City into the Clark-Fulton side of West 25th.

Shaker Hts, developer reach deal for ex-car dealership site

The City of Shaker Heights has entered into a preliminary agreement with a Columbus-based developer interested in constructing an architecturally distinctive, mixed-use building on vacant city-owned land, formerly the Qua Buick-Pontiac car dealership, across Warrensville Center Road from the existing first phase of the Van Aken District.

Community developments groups Cleveland Neighborhood Progress and Burten Bell Carr Development have purchased the historic Shaker Square shopping center. The sale keeps the property under local, community-minded ownership and triggers a process by which deferred maintenance issues can be addressed and a strategy can be developed that will stabilize the center short-term and ensure it flourishes long-term.
