Cleveland’s Tremont neighborhood is one of the most desirable in the city — and its tight housing market reflects that. But with a handful of developments now wrapping up, it may be the perfect time for those considering a move to the area.
At the northwest corner of the neighborhood, in Duck Island, two townhome developments are expanding the stock of owner-occupied housing. The larger urban residences are perfect for families, or remote workers who need space for a home office.
On Abbey Avenue — just steps from Ohio City’s West Side Market — Duck Island-based Berges Home Performance is completing a set of four luxury townhomes called the Abbey Residences.
Designed by Horton Harper Architects of Cleveland, the residences consist of a pair of three-bedroom homes fronting Abbey with a pair of two-bedroom homes tucked behind them. Each features a rooftop deck and an attached garage. One of each style of home is currently listed for sale.
To the north, two of 12 proposed townhomes are progressing at the Carter Road Subdivision next to the Scranton Peninsula of the Flats. The development team, organized as Lake Link LLC, is working with Lakewood-based AODK Architecture for design and Civic Builders LLC of Cleveland for construction.
In the Lincoln Heights section of Tremont, Marks Building Co. of Painesville just completed five townhomes on Brevier Avenue front of The Park Cleveland, which opened its doors last fall.
Dubbed The Addison Residences on Brevier, all of the three-bedroom homes are rentals. Across Brevier to the north, Marks is planning a building with three apartments, with several more units under consideration.
And with leasing at The Park moving fast, its developer Property Advisors Group of Beachwood is already planning a second phase on the other half of the previously undeveloped site.
Phase two would consist of three walk-up apartment buildings, constructed side by side, designed by Horton Harper Architects. It would add a total of 36 apartments to the 107 units just completed.
Meanwhile in South Tremont, nonprofit CHN Housing Partners and the Ohio Capital Corporation for Housing are leading the $23 million conversion of the former Central Catholic school and convent, 3146 Scranton Rd., into affordable senior housing.
Called The Arch at St. Michael, the development will transform the former school into 36 apartments. Behind it, a former convent will be renovated into an additional 12 units.
Funding for the historic rehabilitation project from the Ohio Housing Finance Agency, the U.S. Department of Housing and Urban Development’s (HUD) Section 202 program, City of Cleveland, Cuyahoga County, and federal and state Historic Tax Credits. Johnson G. Johnson of Cleveland is The Arch’s general contractor.
Just to the east, an unidentified development at Clark Avenue and West 14th Street is actually planned to be a gas station. To fit the walkable character of the neighborhood, its store has been positioned next to the sidewalk while the pumps and parking spaces were flipped to the rear.
