Progress Pics: First residents move into Brecksville mixed-use development
The finished touches are being added to Valor Acres, a $678 million mixed-use lifestyle development in Brecksville. In this edition of Progress Pics, we take a walkthrough of the main street activity known as Downtown at Valor Acres, which is now open to pedestrians.
First tenants have already begun moving in to the 221 apartment units in the core of development. On the north side of the massive project however, the remaining 100+ apartments and townhomes known as Canvas at Valor Acres have already been open for some time.
Other apartments buildings in the complex have opened in a phased approach. “The first of three residential buildings, Linden, opened its doors Aug. 1, delivering 51 luxury units to the Northeast Ohio market,” said a Valor Acres press release.

“Laurel will open on August 15 with an additional 51 units, followed by Vale on September 1, introducing 119 units,” the release added. According to Apartments.com, only 60 units out of 221 are remaining as of the writing of this article, meaning Downtown at Valor Acres is already 73-percent leased.
Also open already are The Post — an indoor/outdoor bar — as well as restaurants Flour and Masu on the ground floor of the office building, occupied by the headquarters for master developer DiGeronimo Companies that is spearheading the whole development.
Several other announced tenants are teeing up for opening though no storefronts have opened yet. Local chain Luna Bakery & Cafe announced plans to open their fourth location here. A boutique fitness and wellness studio ATONED will expand to the lifestyle-oriented district.

Much like DiGeronimo, that moved operations from Independence to Brecksville, other companies are following suit. Toledo-based insurance broker Hylant announced a similar move to Valor Acres recently.
Also moving from Independence is the USA headquarters of Canadian product certification and standards company CSA Group. Just north of the core of the suburban downtown development, their new headquarters building has risen rapidly over the summer.
The new CSA Group facility will span more than 290,000 square feet and include both testing laboratories and offices for hundreds of employees. It isn’t clear yet how many of their existing 425 employees will move to the new digs.

At least 97 new positions will be created, however, thanks to an eight-year, 1.619-percent job-creation tax credit approved in January by the Ohio Tax Credit Authority.
They will join anchor tenant Sherwin-Williams, whose 600,000-square-foot Morikis Global Technology Center is the Fortune 500 company’s research and development facility.
About 900 employees are based at the global coating giant’s new R&D facility, coming from Downtown Cleveland and Warrensville Heights. The Morikis tech center has an address of 6701 Miller Rd.

Also recently announced is a new Cleveland Clinic outpatient facility. Adjacent to the AC Hotel by Marriott currently under construction at the end of the main drag, the new outpatient facility will be located at the corner of Miller Road and Innovation Parkway.
The Clinic’s 60,000-square-foot facility will create 100 new positions and have 108 exam rooms for primary care and specialty appointments in areas such as obstetrics and gynecology, vascular surgery, gastroenterology, orthopedics, endocrinology, rheumatology and nephrology, Clinic officials said.
Most streetscaping is complete in the downtown core while the final layer of asphalt remains to be paved on all streets. Wide sidewalks with integrated landscaping create narrow streets with curb bump-outs that will calm traffic and promote a pedestrian-friendly environment.

The large centrally-located parking garage is wrapped with apartments, limiting the amount of surface parking required for the district significantly. In place of extensive parking, outdoor elements like turf lawns and courtyards with bench seating and stone fire pits are abundant.
