First phase to make 9 units available

In a market filled with for-rent options, a commercial condominium development hopes to offer a new choice for new-start and growing office and industrial users in Greater Cleveland.

Construction started with a ground-breaking ceremony yesterday on the first phase of Westlake Elevated, 28820 Ranney Parkway near Crocker Park in suburban Westlake.

Westlake Elevated will offer a variety of modern industrial condominium units ranging from 1,000 to 13,000 square feet in the first building of four that are planned. The spaces will feature column-free, clear-span layouts designed to accommodate office and warehouse operations.

Units will be pre-sold to qualified buyers beginning in December with phase one completion anticipated in Spring/Summer of 2027. Developing the project is L7 Group LLC. Designing it was GPI Design. Both are Westlake-based firms.

Units will have clear-span interiors with at least 20 feet of clear height, 12- to 16-foot-high bay doors, with 12-foot or 14-foot options available, said Molly Lawrence, marketing coordinator at GPI Design.

The spaces will have open floor plans with flexible configurations, plus customizable layouts including bathrooms, kitchen areas, mezzanines, and private meeting rooms, she added.

Unlike traditional industrial properties offered primarily for lease, Westlake Elevated will give business owners the opportunity to purchase their space, building equity in a commercial real estate asset while establishing a home for their operations.

Tommy Lawrence, the exclusive real estate agent for the development, emphasized the value of ownership for growing businesses.

“We’re excited to offer these unique spaces as an investment, not just a place to operate,” he said. “Leasing can be a practical option, but ownership gives businesses the opportunity to build equity in a long-term investment that they own — just like their home.”

When complete, the site will be built with a tree-lined, park-like setting, the development team said. A safe and private environment with 24-hour video surveillance will be offered.

“Our goal is to make ownership accessible to businesses of all sizes while delivering a brand-new, modern facility where they can grow roots,” Tommy Lawrence added. “It’s really the best of both worlds for a business owner.”
