Two mixed-market-rate apartment developments that just opened along East 105th Street in Cleveland’s Fairfax neighborhood have phase-two projects proposed. But construction on the pair of follow-on projects may not occur for a year or more as lending remains tight and leasing activity has been uneven. But things could accelerate next year after interest rates fall and hiring starts for thousands of permanent jobs at several large Cleveland Clinic buildings under construction nearby.

Depot on Detroit plans at RTA station unveiled

Conceptual plans for a new apartment building to be located just west of the West Boulevard rapid transit station in Cleveland’s Cudell neighborhood were submitted to the city this week. Called the Depot on Detroit, it’s the latest in a series of new apartment buildings planned, under construction or built recently near stations on Greater Cleveland Regional Transit Authority (GCRTA) rail and bus rapid transit lines. These transit-oriented developments are intended to address poverty by shrinking the spatial disconnect between jobs and job-seekers caused by urban sprawl.

Multiple construction projects are underway at the east end of Hough, closest to University Circle, and more are about to begin. While work is rapidly progressing on the apartments and townhomes for Park Lamont, two more projects are about to begin and a third is waiting in the wings for more financing to be awarded to it. All are in response to the growing number of University Circle-area jobs and students. Affordable apartments planned at RTA station

An Indianapolis-based real estate developer is seeking to build affordable apartments just west of the Greater Cleveland Regional Transit Authority’s (GCRTA) West Boulevard-Cudell rapid transit station on land owned by the transit authority. Today, the GCRTA Board approved giving that developer, Flaherty & Collins LLC, an option to purchase the land for the development of 60 to 80 apartments. The option, priced at $5,000, gives the developer site control so it can nail down financing and city approvals over the next year. If the developer needs more time, RTA can extend the option for another year for another $5,000.

Woodhill Station West starts construction

When the Porta-Potties show up at a new construction site, you know it’s for real. In the 9500 block of Buckeye Road in Cleveland’s Buckeye-Woodhill neighborhood, the construction equipment showed up today, too. They’re there to be a part of building the $46.4 million Woodhill Station West development that will bring 120 apartments offering modern housing and on-site amenities mostly to residents of the aging Woodhill Homes public housing complex just north of here. However 30 of the apartments will be offered to anyone who meets income guidelines.
