There were 14 Cuyahoga County historic renovation projects that won a total of $16,267,141 in Ohio Historic Preservation Tax Credits today. Most of those projects would repurpose their 50-plus-year-old buildings for new uses so they can contribute to their communities for at least another 50 years. On this Thanksgiving, we’re reminded that there was a place on the city’s East Side that was once a source of thanks and appreciation to young African-American men for 70 Thanksgivings. That place was the Cedar Branch YMCA that helped young men gain a foothold to start climbing in the community. It could be that again for future Thanksgivings after it is renovated as a mixed-use project thanks to plans and financing that are now coming together.

Another one of Lakewood’s former car dealerships on Detroit Avenue is about to come down. Next to fall is Steve Barry Buick, 16000 Detroit Ave., that closed in 2018, to be replaced by a pair of four-story apartment buildings plus a stand-alone bank branch. Site work could potentially start in a few months, said a Lakewood city official.

Several things have long slowed Cleveland’s post-industrial transition to embrace new economic drivers. One of the biggest is the lack of large, clean properties near existing labor. The city recently announced a $50 million land assembly program that could be boosted to $100 million with other funding. While some of that funding could come from the private sector, another source may well come from a new round of state funding to aid redevelopment, announced today.

Two Greater Cleveland historic rehabilitation projects got an unexpected boost this week to the tune of nearly $7.2 million. The Taylor Tudors portion of a larger development in Cleveland Heights plus a renovation of McKinley School in Cleveland’s Westown Neighborhood were beneficiaries of an oversight by the Ohio Department of Development (ODOD).

In the first round of Ohio’s Transformational Mixed Use Development (TMUD) tax credit program, more than half of the major-city credits went to Cleveland. Today, more than half of those credits went to just two projects in Columbus. That left enough TMUD credits to benefit two projects in Cleveland — the Erieview redevelopment in downtown Cleveland and the Circle Square megaproject in University Circle. Unfortunately, that also meant that several other projects in Cleveland and Cuyahoga County were left out.

When real estate developer Bob Stark thought up the Ohio Transformational Mixed Use Development (TMUD) tax credit several years ago, he envisioned it as a means to transition from tapping historic tax credits for renovating old buildings in downtown Cleveland to afford building new ones. His rationale was that, with the supply of obsolete commercial buildings dwindling to provide new residential inventory, a new financial incentive would be needed to overcome Cleveland’s high construction costs and low rents to satisfy downtown housing demand.
