Stella Maris buys Flats site to expand

After nearly eight years on the market, a small parcel at 2208-2210 Superior Viaduct at the west edge of Cleveland’s Flats District has sold to a growing stakeholder in the neighborhood. Addiction treatment center Stella Maris Inc. acquired the property and proposes to renovate an existing building on the site to expand the scope of its services. The site was twice proposed for a residential tower but neither advanced past the conceptual stage.

As Duck Island fills, Berges goes SOLO

Don’t tell Matt Berges that new home construction in the U.S. is in a 15-month-long slump. The owner of Cleveland-based housing development firm Berges Home Performance LLC will tell you that success depends on what you’re building and where. The where in this case is the near-West Side, specifically Duck Island, a neighborhood Berges helped rebuild. But it is running out of space for more new homes, prompting the 23-year-old firm to look elsewhere to satisfy an as-yet insatiable housing demand.

Little Italy, Tremont townhouses planned

A Cleveland real estate firm that has been renovating homes in the metro area is entering the new-construction market by building new homes in Sandusky and seeking to construct new townhomes in two of Cleveland’s hottest neighborhoods. ParaPrin Construction, located on West 105th Street, wants to construct six new townhomes in Little Italy and Tremont if its vision passes muster with the City Planning Commission.

Treo opening doors on West 25th

Treo, named for where Tremont meets Ohio City, is the first of the big, market-rate apartment buildings to come to this no-man’s land part of town. Built on the site of a former auto repair and scrap yard business along a lesser-traveled section of West 25th Street, Treo’s first resident moved into the 171-unit property last week as construction work is substantially completed.

The Elliot: New life for historic Tremont church

The Elliot, Tremont’s newest events venue which opened in Fall 2022 in Tremont’s former Holy Ghost Church, has announced its spring lineup of performing acts. They will perform in The Elliot’s Rosehip Room, a speakeasy designed to accommodate live music, trivia nights and private events at 1415 Kenilworth Ave. in Cleveland. The Rosehip Room’s launch was celebrated with a party Feb. 24.

City staffing shortage threatens some Cleveland projects

At the start of 2024, the city of Cleveland’s new tax abatement policy will go into effect. While the policy will remain basically unchanged for much of the city, it will become less supportive of developments in neighborhoods where construction has been most active — University Circle, Ohio City, Tremont and parts of downtown. So, in those areas, developers are trying to expedite the delivery of projects before the 15-year property tax abatement on new developments declines from 100 percent to 85 percent. But there’s something standing in the way of that acceleration: a lack of city staff to get projects approved in time.

Plans revealed for big Tremont site

Perhaps the largest never-developed piece of land on Cleveland’s near-west side now has a plan for developing it. Tomorrow, a neighborhood-level committee of the City Planning Commission will see and hear a presentation by a development team led by Knez Homes and Property Advisors Group to construct 129 housing units on a 3.65-acre plot of Tremont land Knez acquired last February, a story first reported by NEOtrans.
