Fairview Hospital North Campus joins West Park developments

In Kamm’s Corners, construction on the first phase of a $150 million North Campus redevelopment at Cleveland Clinic’s Fairview Hospital is now underway. It joins several other projects across West Park, including the 19-unit Parker Townhomes and the mixed-use Kamm’s Medical Building.

Recently, owners of The Public House announced the purchase of a historic structure adjacent to the Kamm’s Corners restaurant. At the southern edge of West Park, a $75 million light industrial development was just proposed.

Following the demolition of Fairview Hospital’s Respiratory Institute and Breast Center on the north side of Lorain Avenue, crews are preparing to erect a five-story structure to hold a new Cancer Center and medical offices. Higley Construction is the general contractor for the project.

The existing Moll Cancer Center, immediately east of the site, will remain standing until the new building has opened.

Following completion of the combined Cancer Center and medical office building, a six-story, 995-space parking garage is proposed to replace the older facility.

Both new structures were planned to rise an additional story, but the buildings’ footprints were revised based on community feedback.

Two blocks east on Lorain Avenue, work has slowly progressed at the Kamm’s Medical Building. The mixed-use development by SSA CLE, LLC, which NEOtrans first covered in 2021, replaces an office building built in 1954.

The new two-story structure will include four apartments, four medical offices, and a first-floor restaurant space. A rooftop patio and indoor pool will be built above.

At Lorain Avenue and West 178th Street, exterior framing is mostly complete for Kamm’s Medical Building (Harrison Whittaker).

Meanwhile, the first six units at Parker Townhomes have begun construction at 3272 Warren Rd. A total of 19 for-sale townhomes are planned by the Maverick Building Co., featuring luxury finishes and first-floor garages.

The homes, some of which are already listed, may be some of the last in the area to benefit from a full 15-year tax abatement. Though the residential development broke ground last September, its building permit was awarded back in 2023 — just before tax abatements were reduced for most Cleveland neighborhoods.

Foundations for several units at Parker Townhomes on Warren Road have already been built. The site is near the Warren Village Shopping Center (Harrison Whittaker).
