$119M Lakewood Common project goes vertical

Last fall, NEOtrans reported that CASTO’s $119 million mixed-use development had begun construction on its first building in Downtown Lakewood. In this week’s installment of Progress Pics, we’re excited to share exclusive construction photos as work advances on the first of five floors.

Built by Panzica Construction of Mayfield Village and designed by Lakewood-based Dimit Architects, Lakewood Common‘s initial mixed-use building will feature 132 residential units over approximately 25,000 square feet of retail space.

The finished structure will be flanked by a community plaza on Detroit Avenue, at the northwest corner of the development site.

To the south, a 536-space parking garage and 74-unit apartment building are to be constructed. Behind those, another 87 apartments, seven townhomes, and a small park are planned.

Meanwhile, the historic Curtis Block will see renovation of its five apartments and ground-floor retail space. The two-story building at 14501 Detroit Ave. was built with three storefronts in 1913, adding two more in a 1925 expansion.

The structure, located at the southwest corner of Detroit and Marlowe avenues, received Historic Property status from the City of Lakewood in 2016. It stands at one of the last remaining intersections on Detroit Avenue anchored by “streetcar-era” buildings on all sides.

From Belle Avenue, Lakewood Common will “restitch” a large gap in the city’s urban fabric (Harrison Whittaker).

Lakewood Common fills a vacant site left by the demolition of Lakewood Hospital in 2019 following its 2016 closure.

A previous plan to redevelop the property with a new-construction office building and a boutique hotel above the Curtis Block fell through after COVID-19.

At the corner of Detroit and Belle avenues, a community plaza will serve as a gateway to the mixed-use development (Harrison Whittaker).

NEOtrans broke the news of CASTO’s development agreement for the Downtown Lakewood site in 2022. Since then, the project has gone through a number of revisions.

The first phase of Lakewood Common is expected to finish construction in 2027.
