Job growth nearby fuels more housing demand
More eds-and-meds jobs in and near University Circle means more housing in the same areas. The latest proposed housing development is Park Lamont on Lamont Avenue at East 97th Street. It offers a unique mix of townhomes and apartments in the same project, and in the same phase.
Proposed by ARPI Development LLC and Geis Companies are 77 housing units — 39 townhomes and 38 apartments. The latter will be in a four-story building that is designed to be the hub for the entire development. In it will be a fitness center, entertainment room, bike storage and scooter bay. There will be assigned parking for all suites.
Those features are according to a new Web site and marketing materials made available by the development team to a neighborhood block club that reviewed the project’s plans today. Presenting Park Lamont to the block club were Richard Arnstine, chairman of ARPI Development and his son-in-law Zach Pinkert. The two men co-founded ARPI Development.

One of the key people involved in the project is Conrad Geis, a principal at Geis Companies. Feedback from the block club meeting was positive and Ward 7 Councilman Basheer Jones recently expressed his support for Park Lamont, according to a source familiar with the project.
The development is located on the south side of Lamont, east of East 97th. On the north side of Lamont is Orr Park and the vacated Citizens Leadership Academy. Park Lamont will overlook Orr Park, according to the project’s marketing materials.
ARPI and Geis are already developing nearby. Under construction since Aug. 24 is The Lumos apartments, 1866 E. 93rd St., an $8.8 million, 42-unit apartment building. The Lumos represents the first phase of that development and Park Lamont is reportedly is just the second of many projects being pursued by the same development team in Hough, the source added.

Numerous residential developments are planned by others in and near University Circle as well. Just north of Orr Park is the Axis on Ansel which leased out its 163 apartments in less than a year.
The massive Circle Square development is adding hundreds of apartments including in the tallest building in University Circle. Chester Avenue is seeing new apartment construction with more planned. Knez Homes is building new single- and multi-family developments in Glenville.
Brent Zimmerman Development, Fairmount Development and Fairfax Renaissance are adding mixed-use developments south of Cleveland Clinic’s main campus. And, of course, one of the biggest drivers of all the educational and medical job growth is the Cleveland Clinic which is about to undertake a massive expansion.
