As new developments get underway, close to 300 residential units are now under construction around the Gordon Square Arts District — centered on the intersection of Detroit Avenue and West 65th Street in Cleveland’s Detroit-Shoreway neighborhood.
At 7918 Detroit Ave., Karam Senior Living is adding 51 of those units across three residential floors atop a rebuilt Walz Branch of the Cleveland Public Library (CPL). Apartments will be reserved for seniors earning below 60 percent of Area Median Income (AMI).
The library-senior living project is being developed by Cleveland-based Salus Development LLC in partnership with nonprofit Northwest Neighborhoods Community Development Corp. (NWNCDC). Bialosky of Cleveland designed the mixed-use structure.
CPL’s general contractor, Gilbane Building Company, has framed out the ground-level Walz Branch library. A separate firm, Marous Brothers Construction of Cleveland, will build Karam Senior Living directly above the new library.
Aside from Karam, most other residential development under construction around Gordon Square is market-rate. North of Gordon Square, Canopy is adding 135 apartments at 6400 Herman Ave. — a former industrial site next to Herman Park.
The four-story apartment building was designed by Lakewood-based Dimit Architects and will offer shared amenities such as coworking spaces and an outoor pool. Units facing Herman Park will feature balconies.
The development will include 141 off-street parking spaces for residents, with most of them tucked behind or under the new building.
Canopy is being developed by Heirloom Company, founded by local developer Justin Strizzi, in partnership with Pride One Construction of Cleveland.
Under a previous firm, Strizzi led the development of Welleon — a successful mid-rise apartment development just east of Gordon Square. The apartment complex exceeded 90 percent occupancy less than year after opening.
Meanwhile at the southeast corner of Lake Avenue and West 83rd Street, a much smaller development appears to have broken ground. Proposed as a set of four townhomes, the project is one of three three residential developments planned by Cleveland-based Insight Holdings on the city’s West Side.
A permit was issued July 28 for the construction of two structures at 8207 Lake Ave., with each containing two townhomes. Work for the project is valued at $950,000.00
North of Lake Avenue, Cuyahoga County’s first lakefront high-rise in over 50 years is less than three weeks from topping out. The 13-story apartment tower, called Naia Noir, will feature 110 luxury residences.
On Friday, NEOtrans shared exclusive photos from the top of the high-end development, located at 1200 W. 76th St., which offers sweeping views of Lake Erie across Edgewater Beach and of downtown.
Naia Noir’s developer, J Roc Development of Cleveland, led the residential conversion of the former Globe Machine building into The Shoreway more than a decade ago. The new high-rise is being constructed directly adjacent to the latter.
At the base of the tower, a new garage will provide 169 off-street parking spaces for both apartment complexes.
Naia Noir was designed by Evident Architecture Office (EAO) of Portland, OR. Cleveland-based John G. Johnson Construction is the project’s general contractor.
