Apartments-over-library gets funding boost

Delayed for more than a year, the proposed Karam Senior Living apartments over a new Walz Library branch at Detroit Avenue and West 80th Street in Cleveland’s Detroit-Shoreway neighborhood, just received the first of two funding boosts to address rising construction costs. While this funding, $2 million in American Rescue Plan Act (ARPA) funds awarded by the city of Cleveland, will close half of the funding gap for the residential portion, the remainder is still being finalized by Cuyahoga County. But it’s apparently enough to re-bid the project this fall to see what the construction numbers look like, officials said.

Addressing the shortage of for-sale housing

Despite the rise in interest rates, there continues to be strong demand for new housing in Greater Cleveland, especially in hot sub-markets like where Cleveland’s Detroit-Shoreway neighborhood meets Ohio City. In areas like that, homes sell for about 2 percent above the list price and get an accepted offer within nine days of going on the market, according to real estate analytics form Norada Real Estate Investments of California.

Lakefront properties change hands

In the past week, two significant property sales occurred near the lakefront in Cleveland’s Gordon Square neighborhood. While both occurred on different sides of Breakwater Avenue, one sale was of a former light-industrial property that was redeveloped with residential a little more than five years ago. The other sale was of a light-industrial property that has been destined for years to become residential and may now be on a faster ride in that direction.
