Kamm’s gets a tower crane

Once described as “a slice of suburbia in the city,” Cleveland’s Kamm’s Corners neighborhood might be the last place one would expect a $150 million construction project large enough to require a tower crane. But that’s exactly what’s underway at Fairview Hospital’s 169,521-square-foot North Campus expansion.

Replacing its now-demolished Respiratory Institute and Breast Center, 18200 Lorain Ave., the Cleveland Clinic-operated hospital is building a five-story structure to host a new cancer center and medical offices.

Upon completion, the older Moll Cancer Center next door will be razed and replaced with a six-story, 995-space parking garage. Both new strutures were planned to rise one additonal story, but were reduced in height in response to neighbors’ concerns.

Cleveland-based Higley Construction is the general contractor for the North Campus Expansion project. The combined cancer center and medical office building was designed by CannonDesign of Buffalo, NY.

While work the on North Campus Expansion has made rapid progress since the beginning of the year, the nearby Kamm’s Medical Building redevelopment has seen almost no movement at all.

Located two blocks east at 17730 Lorain Ave., the mixed-use development by SSA CLE, LLC was revealed by NEOtrans in 2021. It would consist of four apartments along with medical offices and a ground floor retail space.

However, another residential project is advancing on Warren Road in Kamm’s Corners. Just south of the St. Mary Romanian Orthodox Cathedral, six for-sale residences are currently under construction at Parker Townhomes.

The residences — which offer a 100 percent 15-year tax abatement — are being developed by Maverick Building Co of Westlake, OH. The project is planned to include 19 single-family townhomes in total.

The homes are located within a 10-minute walk of a grocery store, butcher shop, 24-hour gym, and restaurants at Warren Village Plaza, as well as a playground, tennis courts, and a public pool at Impett Park.

The Cleveland Metroparks’ Old Lorain Road Connector Trail is under construction on the south side of its namesake road (Harrison Whittaker).

Also in Kamm’s Corners, the Cleveland Metroparks is leading the development of the Old Lorain Road Connector Trail. Located immediately south of Fairview Hospital, the 1,750-foot path will create a direct trail connection between Kamm’s Corners and the Metroparks’ Rocky River Reservation.

Design work for the trail was completed by Michael Baker International, while Nerone & Sons Inc. is serving as the project’s general contractor. While construction progress slowed during the winter months, the trail is expected to open later this summer.
