Development near Edgewater Park revived

Three years ago, a team led by Beachwood-based Property Advisors Group (PAG) planned to build a large residential development at 8400 Lake Ave., overlooking Edgewater Park in Cleveland’s Detroit-Shoreway neighborhood. But with construction costs and interest rates rising, the timing wasn’t right. While costs are still high, the city’s new form-based zoning code may make a scaled-down project achievable and in a timely manner.

New design for Cleveland Shoreway tower OK’d

A desire to make a proposed residential tower overlooking Cleveland’s Edgewater Park more viable produced a design that won for it more praise from a city review panel. The proposed 13-story Shoreway tower grew from 95 apartments to 112 and shrunk its floorspace from 204,400 square feet to 140,000. In so doing, its grid-like exterior gained an intentionally distorted and sculpted appearance that earned it unanimous praise.

Gordon Square: more apartments, townhomes

Less than a year after acquiring the Premium Metals property, 5901-6001 Breakwater Ave., in Cleveland’s Gordon Square neighborhood, Beachwood-based developer TurnDev has released conceptual plans for developing the site with a mix of multifamily apartments and townhomes. Tentatively called Breakwater Residences, its 193 housing units and a long, five-story building represent a significant project but not as large as what was previously proposed for the site by another developer. And it’s less dense than what the city’s zoning code allows.

Breakwater Lofts opens this weekend

A decade ago, the opening of the Breakwater Lofts apartment building on a vacant lot at 1270 W. 58th St. in Cleveland’s Gordon Square neighborhood would’ve been a much bigger story. Instead, today, it’s the latest of many new developments in the surrounding area that has more big projects in the works. It’s a sign of stabilization and maturation of the residential market in this near-west side neighborhood, just off the lake, that continues to host traditional Cleveland haunts like the Parkview Nite Club across the street.
