Greater Cleveland office market still struggling

Newmark, one of the world’s leading real estate services firms, issued its first quarter 2023 (23Q1) office market report for Greater Cleveland today and it continues to show a worsening situation in the region’s office sector. While only one submarket within Greater Cleveland showed an increase in office occupancies, none are taking it on the chin more than the central business district (CBD), its retailers, restaurants and transportation providers. But that data may have been disproportionately affected by a major deal.

Sherwin-William HQ+R&D rises to $750 million

Sherwin-Williams (SHW) has announced that construction costs for its new headquarters in downtown Cleveland plus its research and development facility in suburban Brecksville have increased from at least $600 million to $750 million. But the cause, according to the global coatings giant, isn’t entirely what’s affecting all other construction projects — inflation and interest rates. Instead, it cited compliance with state, county and municipal regulations in hiring minority- and female-owned subcontractors and suppliers, plus local small businesses. Those regulations were triggered because of public-sector resources SHW tapped for these projects.

Will Sherwin-Williams’ HQ be a pretty bunker?

To sit or not to sit, that was the question that caused the biggest debate today among members of a design-review panel of Cleveland’s City Planning Commission prior to supporting landscaping and site amenity plans for Sherwin-Williams’ (SHW) new global headquarters. The question became a point of debate over concerns of whether adding benches to the outdoor areas of the downtown HQ would attract homeless people to sleep there as is already the case at locations throughout the adjacent Public Square.

Death of Public Square’s parking lot

Work crews this week began pulling up asphalt pavement from the parking lot on Public Square in downtown Cleveland, ending a three-decade use that some urbanists considered an embarrassment to the city. It is the last of three project component sites to see construction start for the new Sherwin-Williams (SHW) headquarters. Work is now occurring on each of the three sites simultaneously with a eye toward completion in late-2024.

Two cranes, coming right up

While work has started on installing the tower crane at Sherwin-Williams’ (SHW) headquarters construction site, the timetable has been set for the next one to rise in downtown Cleveland. That second crane will appear at the work site for the City Club Apartments near the end of August, according a spokesman for Cleveland Construction Inc. Tower cranes are considered by some to be a visual indicator of a city’s economic growth.
